Welcome to Hillsborough

Hillsborough provides a beautiful mix of privacy and understated elegance—a perfect location for families with an appreciation for old world values. Known as one of the wealthiest communities in America, Hillsborough is a welcome oasis for well-to-do commuters looking to escape the bustle of the surrounding cities. Its wooded, “Tahoe-esque” streets and hilly topography make for a lovely natural setting.

Hillsborough is known as one of the wealthiest communities in America, but thanks to its quiet, understated charm, its also one of the most laid back places to live on the Peninsula. Its meandering, wooded streets and strong sense of community provide a welcome oasis for well-to-do families looking to escape the bustle of the surrounding major cities.

Hillsborough is bordered by Burlingame to the north and San Mateo to the east, with easy access to the 280, 82, and 101 freeways. With close proximity to major thoroughfares, Hillsborough provides the best of both worlds for commuters with an appreciation for seclusion and privacy. Hillsborough’s temperate weather, like much of the Peninsula, hovers in the mid-60s in the summer and high 40s to 50s in the winter. As the name suggests, Hillsborough’s topography is hilly with many lots located on steep slopes, particularly on the western side of town.

In 2000, Hillsborough was listed as the highest income town in the United States with a population of 10,000 or more. Hillsborough is approximately six square miles and contains a higher-than-average amount of undeveloped open space (238 acres). Thanks to strict zoning and subdivision ordinances, which set a minimum house size of 2,500 square feet, all residences in Hillsborough are single-family homes—no multi-unit apartment complexes, condominiums, or townhouses are located within its limits. In addition, the town has no commercial zoning and is thus completely residential. Fortunately, close proximity to nearby Millbrae and Burlingame downtown areas are just a short drive away and provide much to see and do.

Hillsborough’s public school system is considered to be among the best in California, with an emphasis on technology studies (thanks to its proximity to Silicon Valley). Private school options are also excellent, with Nueva School elementary and Crystal Springs Uplands high school located within city boundaries. Hillsborough does not have its own public high school, but many residents choose to send their children to nearby Burlingame High School.
